Notice of Public Hearings – Planning Commission and Town Council

Public notice is hereby given that the Hideout Planning Commission will hold an electronic Public Hearing on Thursday, April 21, 2022 at 6:00 p.m., for the following purposes:

  1. **Discuss and possibly make a recommendation to Town Council regarding an amendment of the Official Town of Hideout Zoning Map to rezone parcels 00-0021-4873 and 00-0021-4874 (the “Venturi Property”) from Mountain (M) Zone to Resort Specially Planned (RSPA) Zoning designation within a Residential Single Family (RSF) Density Pod; and
  2. **Discuss and possibly make a recommendation to Town Council regarding a lot amendment for the Venturi Property (Parcels 00-0021-4873 and 00-0021-4874) consisting of two, acre parcels to allow for four residential homes; and
  3. Discuss and possibly make a recommendation to Town Council regarding combining Lots 74 and 75 in the Soaring Hawk Subdivision

Upon a positive recommendation from the Planning Commission, the Hideout Town Council will hold a subsequent Public Hearing on Thursday, May 12, 2022 at 6:00 p.m. for the following purposes:

  1. **Discuss and possibly approve an amendment of the Official Town of Hideout Zoning Map to rezone parcels 00-0021-4873 and 00-0021-4874 (the “Venturi Property”) from Mountain (M) Zone to a Resort Specially Planned (RSPA) Zoning designation within a Residential Single Family (RSF) Density Pod
    (This item was not recommended by Planning Commission. A Public Hearing will not be held by Town Council.)
  2. **Discuss and possibly approve a lot amendment for the Venturi Property (parcels 00-0021-4873 and 00-0021-4874) consisting of two, acre parcels to allow for four residential homes; and
    (This item was not recommended by Planning Commission. A Public Hearing will not be held by Town Council.)
  3. Discuss and possibly approve a lot amendment to combine lots 74 and 75 in the Soaring Hawk subdivision

**Regarding items 1 and 2, a Courtesy Notice was sent to all private property owners and affected entities, pursuant to Utah State Code 10-9a-205. Pursuant to Utah State Code 10-9a-205, the owner of real property may, no later than ten (10) days after the day of the first public hearing (April 21, 2022), file a written objection to the inclusion of the owner’s property in the proposed zoning map amendment. That objection should be filed at Hideout Town Hall, located at 10860 N Hideout Trail, Hideout, UT 84036. Each written objection filed with the municipality will be provided to the municipal legislative body.
